Avram Holzer and Jack Blachman represented the purchaser in the acquisition of a 77 unit pre-war elevator apartment building located adjacent to Lenox Hill Hospital in Manhattan’s fashionable Upper East Side. This was the property’s first sale – the owner built the property over 65 years ago. The current buyer intends to convert the property to high- end condominium units. The property sold for over $40 million. The Owner allowed a discrete “quiet exclusive” marketing program with the buyers being responsible for the brokerage commission. This deal was nominated for one of the 2004 REBNY deals of the year.

Avram Holzer represented the seller of a 204-Unit apartment complex located on 7th Avenue between 23rd and 24th Street.  Master leased to a unit of Marriott International known as Execustay.  Property sold at a capitalization rate of less than 7%.  The property included a parking garage and retail space. Sale of $93,000,000 and financing of  $76,500,000.

Summary:

Office to Residential Conversion – Avram Holzer managed the sale of three office buildings (260 Park Avenue South, 48 East 21 Street, 49 East 21 Street) to a major residential conversion entity. The sales price was approximately $10 million more than their worth as office buildings. This transaction was one of the 2002 REBNY deals of the year and part of the acquisition of the United Federation of Teachers (UFT) buildings at 50 Broadway and a long – term leasehold with equity participation at 52 Broadway. In addition, we advised the UFT concerning a $40 million bridge loan with Amalgamated Bank/GMAC to facilitate the purchase of 50 Broadway before the sale of the 3-building portfolio. Aggregate value of the total deal:  $117 million.

Summary:

Avram Holzer represented the seller and buyer in the sale of this 266,000 square foot shopping center. The property is anchored by Home Depot and A&P. Additional credit tenants include McDonalds, Exxon Mobile, and Family Dollar. The buyer used the acquisition to complete a 1031 tax-free exchange, an area in which Halpern is well versed.

Summary:

Avram Holzer represented the purchaser of this 1.2 million square foot distribution center leased to three tenants: Caterpillar, Inc., Protein Technologies (a unit of Dupont and Bungee International) and Centrepot, a large private import/export company.

Located between Pierrepont and Clark Streets in the Brooklyn Heights section of Brooklyn. The property has open sky views of the river and Downtown Manhattan and is one of the last pre-war apartment buildings not to be converted in Brooklyn Heights.  The same family owned the property for over 25 years. We were not permitted to promote the property and were only allowed to show it to our pre-screened top investors. The property traded for approximately 5.3 cap rate.   The current owner intends to convert the property to high- end condominium units.

The Property sold at a capitalization rate of approximately 7.2%. The purchaser was required to pay $11,825,000. cash over the $6,675,000. of existing debt. The deal closed within 30 days.
